Landsea Homes launching sales at Cypress Bluff community in Groveland

Dallas-based developer Landsea Homes is launching sales of 93 new homes within the burgeoning Cypress Bluff community in Groveland.

The homes, starting at a base price of $399,000 for one-story floor plans, will offer a mix of bungalows and single-family homes.

Cypress Bluff is a 163-acre development located east of Villa City Road on the site of the former Groveland Mansion on Lake Lucy.

KB Home paid $3.5 million for the project before selling roughly half of the residential lots to Hanover Land Company for $3.48 million. Landsea Homes then acquired Hanover (now Trinity) Family Builders, the homebuilding arm of Hanover Land Company, for a purchase price of $179 million in January 2022.

“We all have our own home sites and that makes it pretty simple because we know which home sites we’re building on and that dictates a lot of things,” Megan Bakel, vice president of sales and marketing for Landsea Homes’ Florida Division, said of collaborating with KB Homes. “There is joint marketing and we’ve been very fortunate that they’re great to work with.”

The development will offer five single-family floor plans, three for bungalow homes and two for future townhome options.

Homes in Cypress Bluff will range from 1,942 to 3,324 square feet, with options for two to five bedrooms and three to four-and-a-half bathrooms. Additional features include lofts, covered patios, two-car garages and oversized elevated paver porches.

KB Home sells 12 different home models across three connected Cypress Bluff communities, with prices ranging from $302,000 up to $480,000, according to its website.

Each Landsea home in Cypress Bluff will be part of the developer’s High Performance Homes program, which implements smart technology to provide connectivity throughout the residence.

Smart home features include an Apple HomePod Mini, garage door opener controls, thermostat controls and smart home activation service provided by electronics retailer Best Buy.

Some services will come standard with each home, while others — like the smart video doorbell — will require installation by Best Buy’s tech support and repair service, Geek Squad, after the home is purchased, according to Bakel.

“There are some aspects that are already wired in and other aspects where our Geek Squad team comes in and helps with after the fact, but it is a very unique process,” Bakel said. “I really don’t know a lot of builders doing that these days.”

Landsea Homes is also actively selling at other communities in Lake County, including Trinity Lakes in Groveland, Park View at the Hills in Minneola and Eagletail Landings in Howey-in-The-Hills.
