Tree farm in Astatula being repositioned for estate home community

Hanover is under contract for 203 acres in Astatula, where it plans to develop an estate home community — Astatula Reserve.

The property is located on County Road 561, about a mile south of downtown Astatula, and is currently owned by Treemendous Quality Growers. Hanover will close on the property later this year and Treemendous will be transitioning out of the property after that, Ben Snyder, Vice President of Land Acquisition and Development at Hanover Land Company, told GrowthSpotter.

The property is next to Mack Concrete, which has filed plans to move its production facilities into a new 156,000-square-foot building.

Plans for the community, done by Bravo Engineering, LLC, call for 241 100-by-220-foot lots — estate home lots. Snyder said Hanover has not yet engaged a builder, but development is expected to start in the second half of 2026 and Hanover expects to deliver developed lots in the second half of 2027.

“We think there’s a need for true estate size lots,” Snyder said. “This is a higher-end, larger home community with lots of flexibility on building pads and accessory dwellings and all sorts of things you can do on a large lot.”

Snyder said this is the largest lot deal Hanover has ever done and is particularly enthusiastic about the location.

“We love the proximity to all the new services coming in Minneola around that interchange,” he said. “And also the easy accessibility to downtown Mount Dora and the other towns around there. We think it’s really centrally located to lots of wonderful services amenities — dining, shopping. There’s nothing like this available anywhere close.”

Minneola is growing, and growing fast.

Crooked Can broke ground last month on a new brewery and food hall in the Hills of Minneola, a 1,883-acre master-planned community by Skorman Development. Meanwhile, two side-by-side retail stores are set to anchor the 74-acre mixed-use Minneola Marketplace within Hills of Minneola. While the developer isn’t identifying the stores now, the plans look identical to the side-by-side Walmart Supercenter and Sam’s Club announced last month in Davenport.
