Neighborhood with more than 300 starter homes planned in Davenport

Melbourne-based Holiday Builders proposes 385 single-family homes in Davenport named Crescent Valley Ranch.

Holiday builds three different product lines including a Value Collection with most homes priced below $300,000.  The builder’s more expensive Cornerstone and Inspire collections have exterior elevations with brick and stone accents and are still priced below $400,000.

Holiday Builders was founded in 1983 and has projects in Florida and Coastal Alabama. In Polk County, Holiday is selling homes in Poinciana and Eden Hills, a development in Lake Alfred.

The proposed project is situated on 153.97 acres at the intersection of Lee Jackson Highway and Crescent Valley Ranch Road. This site is approximately 2.5 miles east of US-27 and south of the I-4 corridor.

The estimated start of construction is early 2026, with anticipated completion being summer 2027.

The main entrance to the community will be a driveway connection on Lee Jackson Highway, with three additional entrances from Crescent Valley Ranch Road. Road widening along Crescent Valley Ranch Road may be necessary pending review by Polk County.

Developers considered this area suitable for development due to the high level of residential and mixed-use/commercial activity, which accommodates the growing population density, according to documents.

The engineering and surveying tasks for the project are being handled by Kimley-Horn.

Richard Mills, a consulting engineer at Kimley-Horn, believes this project will stand out from others in the area because of the variety of amenities available for residents. The subdivision will have a community pool and sporting courts. Additionally, three amenity parks and walking trails will be located around the ponds and wetland areas.

“We went heavy on the amenities on this project with the new requirements for planned developments in Polk County,” Mills said. “These amenities and open space are highly valued. It is important for us to provide these common areas to residents.”

Of the total 153.97 acres, 93.77 acres are developable. There are 60.20 acres designated as wetlands and 34.24 acres reserved for open space and recreational areas.

Mills praised the county for its handling of rapid growth in the area.

“All the new construction of new businesses and roadway infrastructures is a heartache now, but it will be smoother in the future,” he added. “We have had to hire more staff to deal with the growth. There has been more competition in development and engineering firms than we used to in the past.”

Crescent Valley Ranch will offer three different lot sizes: 20-foot townhomes, single-family homes of 40 and 50 feet. The breakdown of the lots is as follows: there will be 223 lots measuring 20 feet by 110 feet, 109 lots measuring 40 feet by 110 feet and 53 lots measuring 50 feet by 110 feet.

Holiday Builders offers three distinct product lines, including a Value Collection with most homes priced under $300,000. The builder’s higher-end Cornerstone and Inspire collections feature exterior designs with brick and stone accents, along with customizable floor plans.

Holiday Builders weren’t available for comment.

Mills expects continued growth in Polk County, but the Lakeland firm plans to do work in Plant City, Hardee County and Highlands County.

“We are seeing the area around us develop as well, so we are looking to potentially serve these areas,” Mills added. “There is a lot of growth within the county, in Davenport, Haines City and Lake Wales. That is a big area around US 27, we are seeing a lot of projects coming.”

Just north of Crescent Valley Ranch, is D.R. Horton’s Ridgewood Lakes 1,565 homes. Known as Greystone, the community is divided into three separate communities – West, South and North. Greystone West would be developed into 222 townhomes on two parcels totaling 76.5 acres.

Greystone North, about 1.5 miles from Posner City Center, comprises 479 acres with 249.2 acres set aside for conservation. Here, D.R. Horton plans 276 townhomes and 464 single-family detached homes with 4,000 square foot minimum lot size– 168 with 40-foot lots and 296 with 50-foot lots.

Greystone South would be an active adult community with 174 townhomes called Twin Villas, 347 50-foot lots and 82 60-foot lots.
