Luxury homebuilder Toll Brothers, one of the original builders at Weslyn Park in Sunbridge, is taking an even bigger role in the 27,000-acre master-planned community from Tavistock.
The Pennsylvania-based homebuilder is under contract for a 436-lot subdivision in the Orlando section of Sunbridge, making it the second homebuilder to plant a stake in the community that was annexed into the city last year. Taylor Morrison paid $41.46 million in late 2024 for a 526-lot subdivision in the community.
Toll Brothers recently filed a preliminary plat with Orlando’s planning department for the project, which will be located just south of the State Road 528 interchange at Innovation Way. The neighborhood will rise alongside a future K-8 school just south of Aerospace Parkway, and Monument Parkway will bisect the community. Tavistock also filed plans for the Downden Road extension and intersection improvements at Sunbridge Parkway, concurrent with the residential development.
The neighborhood will be developed in four phases, according to plans submitted by McIntosh & Associates, and will offer four product types: townhomes, bungalow homes and detached single-family homes on 50- and 60-foot lots. The first phase will have 100 homes, including some of each category, and the amenity center.
Officials with Toll Brothers and Tavistock declined to comment on the pending deal, which cements the long-standing relationship between the two companies. Toll Brothers has been active in Lake Nona’s Laureate Park for years and is currently building two exclusive neighborhoods there: Laurel Pointe, a gated community where home prices start at $1.7 million, and Alora, a townhouse community with 3-story units expected to sell at $500,000 and up.

Toll Brothers helped launch the Weslyn Park community in Osceola’s section of Sunbridge, but it has just two available homes left. The company was not included in the community’s fourth phase, which is underway now with 197 homes. Meanwhile, Tavistock is moving forward with the final phase of Weslyn Park’s Neighborhood D East, which will have 289 lots. The developer will have a pre-application meeting with Osceola County’s Development Review Committee in June.
Tavistock also started construction this year on The Watershed, a lakefront amenity that will serve as a permanent welcome center for Weslyn Park and anchor Sunbridge’s first mixed-use neighborhood. Scheduled to open in 2026, it will have a resort-style pool, space for community events and a trailhead. The facility will also have a restaurant and bar that will be open to the public, and waterfront activities like paddle boarding and kayaking.

Toll Brothers currently has 14 communities in development across Central Florida with home prices targeting both move-up and luxury buyers. The company is also making a move into Lake County, with plans to introduce its Regency active-adult brand to a new 560-home gated community on Lake Harris in Howey-in-the-Hills. The builder also confirmed plans to take a position in Panther Run, a sprawling master-planned community from GT USA in the Wellness Way area.
