Alta Equipment Company set to move into new facility near Bithlo

Michigan-based Alta Equipment Company, which currently has a facility near the Orlando International Airport, plans to move its Central Florida headquarters to the Bithlo area.

The construction equipment company operates its Central Florida operations out of a facility at 9601 Boggy Creek Rd., but the company recently signed a 15-year lease for a build-to-suit project on six acres at 17340 E Colonial Dr. Under the lease agreement, property owner Alan Ashlock will build a 27,000-square-foot industrial building designed specifically for Alta’s operations. The facility will also have roughly five acres of outdoor storage space.

“Our family has been involved in Orange County since the 60s and owned this property since about 1970. This development will bring a national brand and a NYSE-listed company to the east side and will benefit the local job market for many years to come,” Ashlock said in a statement provided to GrowthSpotter.

“Bithlo is strategically positioned roughly halfway between the Orlando metro and Florida’s East Coast, making it an ideal hub for companies that need access to both markets,” Frazee said. “For a company like Alta Equipment, this location offers multiple advantages. It provides proximity to their existing customer base across Orlando, while also opening up direct access to growing markets along the Space Coast. It also allows for efficient service routes across Central Florida, which is key for their type of operations.”

According to Frazee, the deal reflects a larger trend of industrial users “moving toward more strategic, eastward locations that offer flexibility, land availability, and a better fit for their operational needs.”

The new facility is expected to break ground by the end of summer and be completed by the end of spring 2026. Alta signed a 3-year lease extension at their current facility at 9601 Boggy Creek Rd. to allow time for the new location to become operational. Justin Ruby and Jerod Freeland with Foundry Commercial represented the landlord in that lease extension.

Alta Equipment Company, which rents and sells construction equipment such as wheel loaders, excavators, dozers, articulated haulers, skid steers, and mini excavators, also sells parts and provides maintenance services for equipment.

“Businesses like Alta Equipment rarely relocate, especially when they’ve been rooted in a market for so long. In this case, there were a lot of moving pieces. We had to carefully time the extension of their current lease while coordinating the new build-to-suit, which required collaboration across multiple parties, including the developer, Alta’s leadership and real estate team, the existing landlord, and their brokerage team,” Frazee said.
