For just under $10 million, a buyer can have what the listing agent calls “one of the most unique homes in Central Florida.”
“It’s just absolutely breathtaking, unbelievable. But the thing that I love about is it is just glamorous and luxurious, designed for entertaining but [when] you get in there, it’s warm and it’s homey,” said Kim Simeone Tessitore, who is co-listing the home on Grosvenor Shore Dr in Windermere with Mick Night. Both are with Premier Sotheby’s International Realty.
The home is in Keenes Pointe, a guard-gated community with amenities like the Golden Bear Club, a Jack Nickalus Signature Golf Course, and more.
“You don’t have to go anywhere once you’re in this little bubble and Keenes Point in Windermere has got this small-town charm in the middle of Orlando,” Simeone Tessitore said, adding the house is close to shopping and restaurants.
Goehring & Morgan built the 9,571-square-foot house in 2010, using plans drawn up by architect Dirk Arace. Beasley and Henley did the design work.
“It will knock your socks off. It will take your breath away. It’s a place that once you’re inside, you’re never going to want to leave,” she said. “Just luxury everywhere you look and such attention to detail. Everybody just put their finest work into this home.”
Inside, there are five ensuite bedrooms with an additional bedroom/bathroom over the garage with space and plumbing for a kitchen.
Speaking of kitchens, the large kitchen has Sub-Zero and Dacor appliances, a walk-in pantry, a prep kitchen, a coffee station, and more.

“You’ve got a glass bar in the kitchen that lights up in all different colors. That same type of bar is just outside of the game room. You’ve got that same type of lighting as well in the outdoor kitchen space,” Simeone Tessitore said, adding the fixtures throughout the house add character.
“The ceilings are just breathtaking. The light fixtures, I mean, [are] just unbelievable and unique. There’s nothing normal about this house, just unique all the way.”
The primary bedroom has a fireplace, wet bar, covered balcony, spa-like bathroom and the only access to a secluded third floor space.
“There’s an observation deck that is literally the highest point in all of Keenes Point. [You] take a spiral staircase up to a formal office and there’s an observation deck outside that office.”
Simeone Tessitore told GrowthSpotter the outdoor space on the 2.2 acre lot compares to a five-star resort.

“You’ve got a spa. You’ve got a grotto in the pool. You’ve got a 40-foot water slide. You’ve got a built-in lazy river. You’ve got water features. You’ve got fire features. It’s just absolutely breathtaking.”
A backyard area with a putting green and a built-in trampoline is near the pool and summer kitchen.
The focal point is lakefront on Lake Tibet and every room has a view.
“A boardwalk leads out to the lake and there’s a two-story boat house, and it is one of only two two-story docks in all of Keenes Point, the HOA will not allow another,” Simeone Tessitore said, adding the boathouse has space for sunbathing, two boat slips, and a floating dock for jet skis.
The home’s exterior is Mediterranean but the inside is what she calls an “interesting mix,” ready for someone new to immediately enjoy.
“I think it’s ready to go. I walk in there and I feel like they had such foresight about design. You see a lot of the homes that seem a little bit older and dated that were built in 2010, [but] this one is just modern and bright and beautiful.”

This home is one of only a handful at this price point or above in Windermere.
“I’m telling you, when you look and see what this house brings to the table, it’s so worth it,” Simeone Tessitore explained, adding she and Night looked at the comps all over Central Florida before pricing it. “I really think that’s what you have to do for something like this and it prices right up there. When you look at the attention to detail and just the level of what is put in this house, it’s 100% worth it.”
The home was the sellers’ full-time residence, and Simeone Tessitore said the buyers could either follow suit or be here just part time. Either way, she said they’ll get a “magical” house.
“It’s so hard for me to pinpoint my favorite thing, but I would have to say, just the indoor, outdoor flow and vibe is just effortless.”
