Taylor Morrison to build new subdivision in Groveland

Taylor Morrison has started the process of developing 115 acres in Groveland into a residential neighborhood with 217 homes.

The developer submitted an environmental resource permit application for what it will call Hazel Park, known as the Libby Road Subdivision, to the St. John’s River Water Management District and is in the preliminary plat approval process with the city. The property is just south of the Groveland Square mixed-use development from Green Slate Land and Development.

Because the land is zoned for single-family residential already, Taylor Morrison will undergo a process called straight zoning, and only have to have its site plans approved by Groveland’s Planning and Zoning Board and City Council because all entitlements are in place.

Site plans, prepared by Kimley-Horn, show 217 homesites and plans for a more than 3,000-square-foot clubhouse on the property north of No. 3 Libby Road and west of Clerbrook Golf and RV.

There will be two lot sizes throughout the development: 84 will be 70 feet by 130 feet, and the other 133 lots will be 60 feet by 150 feet. The proposed density is 2.09 dwelling units per acre with a maximum building height of 40 feet.

Two significant wetlands areas will be preserved, one more than three acres and another 7.77 acres. The plans show a three-acre lot marked for recreation and amenity, with two 1/3-acre areas labeled as a dog park and a pocket park.

City officials say the project is in the preliminary plat stage, and no applications are on any city board agendas for approval yet.

Representatives from Taylor Morrison declined to comment on further details about the project at this stage of development.

However, the developer has multiple Central Florida projects underway, including others in Lake County, such as Lochside in Mount Dora, which will consist of 150 single-family homes on 40-, 50- and 70-foot wide lots. The community is located on U.S. 441 next to the Country Club of Mount Dora.

Another is the 358-acre McKinnon Groves in the Wellness Way area on the Lake-Orange County line, which will include a 658-home Esplanade resort community.

The homebuilder’s largest project is Waterstone, a master-planned community in Mascotte approved for 2,500 homes.
