A local developer is preparing to break ground on a mixed-use medical office and retail project in Ocoee just south of W. Colonial Drive.
Tower Realty Partners will develop the Point at Lake Lilly, planned for about 14 acres at 2970 Old Winter Garden Rd. Reid Berman, President at Tower Realty Partners, told GrowthSpotter that the entire project will total about 100,000 square feet and will consist of medical office space and retail.
The initial phase of construction, a 14,500-square-foot, one-story medical office building, is scheduled to break ground on June 1. However, Berman’s team is still evaluating the specific details of future phases.
A marketing flyer from Chuck Holliday and Gunner Leslie of Jamison Commercial Partners, who are in charge of pre-leasing the property, indicates that the initial medical office building will be built on the far eastern portion of the property. Tower Realty Partners also has a pair of options its considering for the remainder of the first phase, according to the flyer.
Both options include a 14,500-square-foot medical office building, but that’s where the similarity ends. Option 1 calls for an additional 20,000-square-foot medical office building, while the second option would include a 12,000-square-foot medical office building and a 3,000-square-foot quick-service restaurant.
A future phase would then be built on the western half of the property, which has the zoning for medical, office, and retail in place with the City of Ocoee. Tower Realty Partners can amend the site plan and specifics as the project moves along, according to Berman.
“We have the ability to build actually in excess of 100,000 square feet, and [the buildings] could be in different sizes, depending upon what we feel that the market will absorb,” he said.
Heller Bros, which owns and operates a fresh citrus operation, is the longtime owner of the property.

While the project could include a retail component, Berman pointed to the project’s proximity to the nearby Orlando Health – Health Central Hospital as a strong demand driver for medical office space. Orlando Health bought the 171-bed hospital in 2012 for $181.3 million, but the campus dates back to the 1950s.
In 2021, Heller Bros sold a 16-acre property next to The Point at Lake Lilly to Fore Property Co. for $13.25 million. Fore Property Co. then developed a 410-unit apartment community called The Alibi at Lake Lilly, which opened last year. The complex, which consists of eight residential buildings, features a 13,322-square-foot clubhouse modeled after an old school 1920s-era speakeasy, located adjacent to a modern pool deck area.
