DIX Developments paid $10 million Tuesday for 133 acres for the town center that will anchor its $2.5 billion Ashton Park mixed-use master-planned community in Palm Bay.
The town center parcel will feature retail, dining, and entertainment options. It’s located on on the future St. John’s Heritage Parkway extension, giving it easy access ot I-95, and will serve as the community’s heartbeat, offering retail, dining, entertainment, and civic amenities in a walkable, pedestrian-friendly setting. The deal also included 222 future townhouse lots.
The Maitland-based developer has now assembled 1,568 acres on Florida’s Space Coast over three transactions, starting with the December 2024 purchase of 302 acres for $15.6 million, followed by a $74 million transaction for 1,134 acres on March 31. The full $100 million assemblage now positions Ashton Park to enter its next chapter of development, including residential, commercial, and town center components.

“This was many years in the making, and now Ashton Park is ready for the next phase,” said James Dicks, CEO of DIX Developments. “With all 1,568 acres assembled, we can fully execute our vision for a destination community that blends housing, jobs, services, and walkability in one of Florida’s fastest-growing regions.”
Upon completion, the project will include:
- 961 Single-Family Homes
- 1,037 Apartments
- 1.5 Million Square Feet of Flex Space
- 3.9 Million Square Feet of Commercial/Industrial Space
- A 133-Acre Town Center
Additionally, plans include a potential Brevard County K-8 school.
Dix said construction could start by the third quarter of 2026 on the community’s first phase.
